Let’s talk early and often.  We have homes for sale, projects in process and upcoming homes we have not started on and in some cases not yet purchased.  Some are listed on this website, but many are not.

The earlier we start discussing a new home project, the more custom options are available.

Your options are:

• Resales – You pay retail and get nice house that needs a few upgrades here and there.
• Renovations – You pay retail and get an upgraded kitchen and master bath with a fresh paint job.
• Rebuilds – You pay retail and get all new practically EVERYTHING.

Prices and home values are set by comparable sales in the area, but not all Atlanta homes are created equal.  As a buyer, wouldn’t it make sense to choose a home with standard features comparable to new construction, while still keeping the historic charm of the neighborhood you want to live in?

Our Rebuilds are priced from $200K to $350K.  Pricing depends on the size of the home and comparable sales in the area.  The majority of our homes are around the $250K price range.

Rebuilds can remove a lot of the guesswork.  They have all new systems, layout, flooring, roof, windows, the list goes on …

Maybe an easier way to describe it is to tell you what is not new.

It’s considered a rebuild rather than new construction for 2 reasons:

1. It’s built on an existing foundation (based on structural engineer recommendations).
2. Exterior walls and some interior walls remain.

The rest is all new.

Inspection: In many home sales, the inspection is a big challenge.  Poor quality renovations are exposed when inspectors look past the surface.  We’re so confident in our complete rebuilds, that if your inspector finds any defects we’ll fix it our refund your money.

Appraisal: Although there is no way to guarantee what value an appraiser will report, we promise to match that value or refund your money.

Warranty: All our homes come with a standard 1 year home warranty.  All systems are fully covered.  Provided by Old Republic Home Warranty.
